Infrared Roof Inspection: Uses, Limits and Verification

Back to the Roofing Journal

An infrared roof inspection records surface-temperature patterns that may help identify areas of wet insulation. It does not directly photograph water inside a roof or establish the cause of a leak. A useful survey links thermal observations to the actual roof assembly and confirms suspect conditions before repair decisions are made.

This distinction matters for property managers considering repairs, replacement or further investigation. A colored image is evidence of a temperature difference, not a complete diagnosis or proof that every highlighted area needs removal.

Which roof assemblies suit the method?

The public scope of ASTM C1153-23 describes nighttime infrared techniques for roofing systems with insulation above the deck in contact with the waterproofing. It covers ground-based and aerial inspections, environmental conditions, equipment and operator considerations. It does not determine the cause of moisture or its point of entry.

Roof construction therefore needs to be checked before commissioning a survey. Air spaces, surface materials, ballast, coatings and previous repairs can affect interpretation. Do not assume that a method suited to one low-slope assembly will produce the same result on a steep tile roof.

Weather and timing influence the result

Thermal contrast depends on heat entering and leaving the assembly. Solar exposure, wind, cloud cover, surface water and the time of observation can affect what an imager records. Ask the survey provider how conditions will be assessed and when the work would be postponed.

Share roof drawings, leak history, known repairs and access restrictions. Property staff can assemble these records without climbing onto the roof. Nighttime roof access and drone operation require their own safety and regulatory planning.

Screening and verification are separate steps

ASTM's public scope states that the practice addresses verification of infrared data using invasive test methods. A core sample or test opening may provide direct information about the assembly, but it also creates an opening that must be authorized, documented and properly restored.

Non-invasive moisture measurements may supply additional evidence. They are not automatically equivalent to an invasive sample or sufficient for every proposed conclusion. Ask the qualified investigator to explain the selected methods, limitations, sampling locations and what the findings do and do not establish.

The full standard was not reproduced for this guide. A claim of conformity should come from a provider who can apply the complete applicable requirements, not simply mention an ASTM number.

What to request in a proposal and report

  • The roof assembly assumptions and purpose of the investigation.
  • Survey method, operator qualifications and environmental limitations.
  • A roof plan locating thermal observations and verification points.
  • Matched visible-light and thermal images, with interpretation explained.
  • Verification results, uncertainties and any areas that could not be assessed.
  • Who authorizes, repairs and documents any sample openings.

Compare proposals by scope rather than a generic inspection price. A visual roofing visit, an infrared survey and a verified moisture investigation may involve different people and deliverables. Confirm services and fees before booking; a standard roof inspection should not be assumed to include thermography.

Use the findings to plan the next step

Confirmed conditions may support a repair scope or a broader roof assessment. They do not automatically decide an insurance claim or warranty entitlement. Keep the report with your commercial maintenance records. For roofing concerns, discuss the appropriate inspection scope with Top Florida Roofing and confirm whether a separate diagnostic specialist is needed.

Frequently asked questions

Can infrared imaging locate the exact leak entry point?

Not by itself. The ASTM scope specifically does not provide methods for determining the moisture's cause or entry point.

Is a drone image a complete moisture survey?

No. Equipment, conditions, assembly suitability, interpretation and verification still matter, regardless of whether the camera is handheld or aerial.

Should every warm area be replaced?

No. Confirm the cause and condition before deciding on removal. Different materials or other thermal effects may explain an anomaly.
