Clay tile is a natural material — heavier, more expensive, but with a lifespan that can exceed 100 years. Concrete tile is denser and heavier than clay, widely available in every profile, and more affordable while still providing a 40–50 year lifespan. Both are hurricane-rated. It depends on the framing age and the original roof material. Homes built for shingles were not designed for tile's weight. We assess framing during the inspection and include re-strapping in the estimate when required. This is a safety issue — we flag it honestly.
Tile is the preferred material for hurricane zones when properly installed. Miami-Dade Product Control approved tile systems are rated for 150–160 mph winds. The key is proper mortar-set and re-strapping — the two components where contractors cut corners. We do neither.
Very little. Annual visual inspection, clearing of debris in valleys and gutters, and repair of any broken tiles. Tiles don't need painting or coating. The underlayment beneath the tile typically needs replacement after 20–25 years — the tiles themselves are usually still sound at that point.
